Chimney masonry and flashing repair in Tulsa

Cracked brick, worn mortar and loose flashing repaired before water and freezing weather make it worse.

Chimney and fireplace repair

Brick is strong until water gets in

A brick chimney is built to last, but it stands in every storm. Water that soaks into the brick and mortar freezes, expands and breaks the masonry apart from the inside. Where the chimney meets the roof, the flashing has to keep water out of the joint. Masonry and flashing repair fixes the damage and closes the paths the water used.

Brick and mortar

Damaged bricks replaced, joints repaired.

Flashing sealed

The joint between chimney and roof kept dry.

Freeze damage

The most common cause in Oklahoma.

What damages chimney masonry

Water and temperature swings do most of the damage.

Brick and mortar are porous. Rain soaks in, and when temperatures drop, that water freezes and expands. Over many winters the faces of the bricks start to flake off, a problem called spalling, and the mortar joints crumble. A cracked crown or a missing cap lets even more water in.

Oklahoma weather is hard on masonry. Wet springs, hail, and winter nights that drop below freezing all add to the wear.

Signs your chimney needs masonry repair

Walk around the house and look at the chimney. These are the signs we look for too:

Chimney flashing

Flashing seals the joint where the chimney meets the roof.

Flashing is the metal that wraps the base of the chimney and tucks under the shingles. It keeps rain from running down the outside of the chimney and into the house. Over time it pulls loose, the sealant dries out and wind or hail can bend it. When that happens, water runs in along the chimney and shows up as stains on the ceiling or the wall beside the fireplace.

We check the flashing on every visit. If it is loose or worn, we explain the repair and the cost, and you decide. Leaks that come and go with heavy, wind-driven rain often start here. See chimney leak repair for the other places water gets in.

How we repair chimney masonry

We look at the whole chimney, not only the spot you noticed. Then we explain what is damaged, how urgent it is and what the repair involves. Damaged bricks can be replaced, and worn mortar joints are repaired with tuckpointing.

If the damage has gone too far to patch, we tell you plainly and explain what a chimney rebuild would involve. You decide what we do.

Masonry and flashing repair questions

Masonry and flashing repair FAQ

Another question? Call us and talk to a real person.

White staining usually means water is moving through the masonry and leaving minerals behind. The stain itself is not the problem, but the water is. Have the chimney checked to find where the water gets in.

A leaning chimney can mean serious damage to the masonry or what it sits on. Do not use the fireplace and call us to take a look.

Tell us if the look matters to you. We talk through the repair and how it will look when we quote the job.

Often, yes. Stains beside the chimney after heavy rain usually point to the flashing. A cracked crown or worn mortar can cause the same stain, so we check all three before we recommend a repair.
